For many years, industrial factory developments in Vietnam have primarily prioritized construction timelines and cost efficiency. However, IMG has taken a different path by organizing an international design competition for the multi-storey factory cluster at Phuoc Dong Port Industrial Park.

The competition is coordinated with the Ho Chi Minh City Planning Information Center (Department of Planning and Architecture of Ho Chi Minh City), aiming to identify optimal solutions not only in terms of engineering, but also functionality, aesthetics, and long-term operational value.

This strategic move reflects a shift from a “production infrastructure” mindset to “high-quality industrial placemaking,” enhancing the competitiveness of the project in attracting investment.

A key factor contributing to the value of the competition is the jury panel, comprising leading experts in planning, architecture, and industrial park development. The jury operates independently, ensuring an objective, scientific evaluation process aligned with real-world implementation.

The collaboration between regulatory bodies, experts, and the developer helps balance innovative design thinking with practical operational requirements - an essential factor for industrial developments.

Multi-storey factories – a solution to land constraints and investment efficiency

The project aims to develop approximately 1 million sqm of leasable factory space under a multi-storey model – a trend widely adopted in developed countries, especially amid increasing land scarcity.

This model enables:

  • Optimized land use

  • Higher development density

  • Multi-functional integration within a single asset

  • Improved operational and logistics efficiency

However, it also presents a complex challenge requiring integrated solutions across architecture, engineering, and operations.

Logistics – the core driver of operational efficiency

According to the jury, the success of multi-storey factory developments largely depends on traffic planning and logistics organization.

Competition proposals focused on addressing key challenges such as:

  • Container truck circulation

  • Accessibility and turning radius

  • Loading/unloading dock configuration

  • Time-based operational coordination

These factors directly impact operational efficiency and the project’s competitiveness in the market.

Redefining industrial space: from “factory” to “ecosystem”

A notable design requirement is that each factory unit must function as a self-contained ecosystem, fully meeting tenant needs.

Each module includes:

  • Production space

  • Administrative offices

  • Supporting amenities (canteen, rest areas)

  • Independent security systems

This approach reflects a clear shift in industrial real estate - from purely production spaces to integrated, flexible, and human-centric working environments.

Balancing architectural creativity with market feasibility

A consistent message from both the jury and the developer is that all design solutions must be feasible.

Proposals are evaluated based on multiple criteria:

  • Architectural and functional solutions

  • Technical systems and fire safety (PCCC)

  • Investment cost and operational efficiency

  • Practical implementability

This underscores the nature of industrial architecture, where innovation must align with economic efficiency and real-world applicability.

 

Toward green and sustainable industrial parks

In addition to functionality, the competition emphasizes environmental criteria:

  • Increased green space and landscaping

  • Adoption of renewable energy (e.g., solar power)

  • Alignment with green building standards

This reflects an inevitable trend, enhancing both the working environment and the industrial park’s image in the context of sustainable development.
